Steve SchappertSteve Schappert combines a lifetime of experience in real estate, construction and marketing to renovate property and create zero energy small and tiny housing units.

Schappert currently owns a home improvement company and a marketing business.  Schappert is now opening a buyer brokerage, a seller brokerage and a commercial brokerage.

Schappert founded Buyer’s Trust Real Estate Inc. in 1996. In 2000 he was featured on NBC in the tri-state area as the Candlewood Lake property specialist. Schappert quickly built a network of 2000 agents across the country and around the world and in 2001 Woman’s Day Magazine recommended Buyers Trust to home buyers nationwide.

Schappert has designed, built and shipped zero energy homes as far as Germany and has designed several zero energy commercial buildings.  Schappert spent the last 8 years running The Green Marketing Company and is now devoting his marketing skills on growing a real estate and construction conglomerate. The three main divisions of the company are Realty Trust , BIOS Building Technologies and The Green Marketing Company.

Steve Schappert Gets Screen Call From BBC (The Learning Channel)

 tlcSteve Schappert of Buyer’s Trust Real Estate will be headed to Manhattan on Monday to Meet with producer Mike Wechsler for a new reality TV Show Wechsler is putting together for the BBC called, “Real Estate Road Trip”. For the first time in America, you can have the opportunity to try out a house before you buy it. You tell us what you’re looking for in a new house, and we will match you up with three different properties. Then you get to choose to spend the night in one of the properties to see if it is a good fit for you and your family – and if you want to purchase the house.

Kathleen Chiras of Skyforinc., a national referral service, confirms she has been speaking to the casting director for about a month in an email to Schappert. Chiras says, “Good luck, Steve! Yes, I ‘ve been talking with the casting producer there for about a month. Let’s hope they pick an EBA! KC “. Tom Early President of The Buyer’s Real Estate Brokerage and President of the National Association of Exclusive Buyer Agents had this to say, “Fantastic, keep me informed. Schappert said, “I had no idea about the show but on Friday I received a phone call from Mike Wechsler of BBC Production in Manhattan. They are doing a reality TV show about home buying. I was interviewed, over the phone by Mike, he asked for a picture so, I gave him my website for Buyers Trust. he said he would get back to me. He called back one minute later and asked me to come to Manhattan for a screen call on Monday at 11. “

“I really appreciate the opportunity regardless of whether I am chosen or not. This will be a great PR piece for Exclusive Buyer Agents everywhere! Schappert and Wechsler also talked briefly about Schappert’s new zero energy mixed use building in New Milford.”

Schappert made 2 trips to the BBC offices in Manhattan for the initial interview and then for an actual screening.  Schappert was interviewed on camera by Erin Cox, and was told that he had the best stories.

The BBC did not finance the show back in 2005 and now that Schappert is reentering the industry with a great deal more experience and stories to tell, he hopes to get another chance.

 

In 2007 Schappert was featured on NBC’s going Green and was asked by the National Association of Exclusive Buyer Agents to teach a 3 hour class on Green Building at the national convention at the Golden Nugget in Las Vegas.

Be The Expert: You could quickly become the premier listing or buyer agent in your market by simply saying you are.  But here’s the thing, you have to take a stand, you have to be passionate about helping people and enjoy the rewards of delivering exceptional service.  Delivering the kind of service nobody else in your market place can deliver. If the passion comes from the cash flow of doing whatever you have to do to keep the deal together, you become transparent in the market.  Consumers can’t hear what your saying if all you say is the same as everyone else.

Have you ever been in a competitive selling situation? Well,  the reality is as a real estate agent you are always in a competitive situation.  Everyone you talk to knows a real estate agent, whether it’s a family member, a friend, or a co-worker’s spouse. So, the question I have for you is … what are you doing to become THE go-to agent in your marketplace?  The first step to staying top-of-mind and winning more listings is to formulate your USP (Unique Selling Proposition). Your USP is what makes you stand apart from the crowd, what’s memorable about you, and why the client should select you over the competition.

Why Having a USP Makes a Difference

Agents without a USP are:

  • Insecure  What happens when you don’t have a Unique Selling Proposition is that you speak without confidence and end up sounding insecure. If you don’t believe in yourself how can you expect potential clients to have confidence in you? When you’re insecure you get in your own head and start to think about what you’re going to say next rather than listening to your potential client.
  • “Hoping” Not having a USP means that every presentation you do, you will be hoping. When you are presenting to a potential client you start to get excited because you think “I just might just get lucky and they will say yes.”. Hope is not a good strategy when in a competitive situation, a potential client will able to read this.
  • Just Another Realtor  Right now there are three million people with an active real estate license. If you go into the MLS you will see a ton of realtors that have never sold a house. The main reason for this is because they don’t stand out among the sea of people in the marketplace.

Agents with a USP have:

  • Confidence People are naturally attracted to those who have confidence, and let’s be honest, confidence is SEXY.  When you can state with authority why someone should work with you versus the competition your confidence comes through and makes it almost impossible for the other person to deny it.   Caution: too much confidence is the opposite of sexy.
  • Certainty At the end of the day when you’re presenting to a potential client and you know the difference between you and your competition and you know your numbers, you will have certainty.  Your potential clients are looking to make money or save money (buyer or seller), to save time ( save them time or sell their home faster) and they need to know with certainty that you can help them do one or the other or both.
  • Knowledge Be the hub of the market … know all the data and all the trends. You’ve heard me say this before knowledge equals confidence. When you know what to say and you know your numbers … you know your value.
